SMART OFF-SITE CONSTRUCTION was able to address a number of challenges that MIT faced. The most pressing challenge was a tight schedule due to the urgent need to expand childcare services on the Cambridge campus. In addition, the site was constrained on 4-sides by campus buildings and streets, leaving little laydown area for conventional construction.
To meet the aggressive 6-month schedule to open on time for fall semester, the modules were built off-site at the same time as site preparation was taking place. Further, the modules were finished at the plant to an 85% level to accelerate installation and completion. This had the added benefit of dramatically reducing construction dirt, noise, and safety hazards at the site to just 8 weeks. The 21 modules were installed in just days and featured cantilevers to create outdoor areas protected from weather and recessed porches to enhance continuity between indoor and outdoor spaces. Additional features included storefront glass in stairwells to create an open concept, oversized exterior glazing for daylighting, exposed mechanicals to maximize ceiling height, custom casework, and lobby video monitors..all to deliver a state-of-the-art facility in record time.
